The change of housing choice by characteristics of the Baby Boomers Lee, Yong-Seok Park, Hwan-Yong Abstract Baby boomer is one of hot issues in the housing market, which may create a new housing submarket, or may induce current housing market into a chaos because of selling out their property for their sustainable incomes. In general, the first generation of baby boomers is meant to be the generation born from 1955 to 1963 during a period of nine years after the Korean War. Because of their volume and purchasing power, current housing market is paying attention to the generation whether or not it creates a significant impact on the real estate market, This paper focuses on this matter to see if what kind of housing preferences the first generation baby boomers have in choosing housing types and retirement residences In order to find out housing choice preferences of the baby boomers, we interviewed baby boomers of more than one thousand households in the Seoul housing market and questioned what they prefer in choosing housing types, residential locations, reasons of residential mobility plan based on the their socio-economic household characteristics. In essential, the purpose of this study is to investigate the factors that affect housing choice based on their socio-economic characteristics, current housing characteristics, residential mobility plan, family values. The research results come to the conclusion that the housing choice of baby boomers are different depending on their characteristics. The choice is strongly affected by savings for retirement, current housing tenure, current housing type, current housing size, mobility plan, preferred location, preferences of residential location, and distance from their children, which show statistically significant results in empirical studies.
